Paint Before Listing

Paint Before Listing

Why is it important to paint your home, before putting it on the market?

When you choose to put your home up for sale, it is extremely important to maximise profit. You will only have one chance to achieve this and having your home properly prepared, is essential. Here are some key reasons behind painting before listing:

1. Make it look new.
Most buyers are not looking for a project when purchasing a new home. Nothing worse than walking into a showing and seeing holes in the walls and poor paint performance from the previous painter or homeowner.

2. Show you care
By simply doing some minor repairs and a fresh coat of paint around the house, you are projecting to the new owner that you have maintained the home/property.

3. Hide imperfections
Repair walls and priming/sealing any water damage to avoid questions of water leaks. Also, kitchens often have cooking stains in the ceiling that need to be addressed.

4. High traffic areas
Frames/baseboards and doors are the most abused and damaged areas in a home. No amount of cleaning and scrubbing will bring these areas back to life. If cleaned to aggressively, the paint can also be damaged. 1-2 coats of white paint will clean everything up and make everything look new again.

5. No touch ups
I see this all the time… homeowners found some old paint under the stairs from years ago. They use this product to go around the house and “touch up” areas that need to be addressed. This only causes more problems, usually the paint doesn’t match the existing colour or is the wrong sheen match. This causes more headaches and work in preparation for sale.

6. Lighter colours work wonders
Choosing lighter colours in smaller spaces helps to open up the areas and make the spaces appear larger than they are. This works really well for smaller bedrooms or bathrooms without windows.

7. Darker colours and feature walls
Darker colours can create a comforting space especially in larger bedrooms and living areas. If you are unsure about darker colours, a feature wall is a great addition, to give a space that extra “pop” of colour to build around.

8. Different shades of white
Although you may think your ceilings and woodwork in your home are “white”. They are usually an off-white or even yellow. From a buyer’s perspective, this can come off as dirty or not maintained. Refreshing your ceilings with a “bright white” paint can make a room look bigger/brighter and cleaner.

9. New paint smell
Like a fresh baked pie or cookies, nothing beats the smell of a fresh coat of paint.
