1. Floor prep
Covering floors and protecting our client’s home is one of the most important aspects of professional painting. Tile and hardwood floors can be covered with 36 x 560 red rosin paper, if you are in an area where you can’t put paper down, drop cloths work well too. Once the project is complete you can remove these coverings, makes clean up very efficient.

2. Furniture Covering
Protecting our clients furniture is a must on all project worksites. We will look to remove large items out of the room but if that’s not an option, all items have to be tarped with 2.7m x 122m painters plastic

3. Wall prep
There is a lot things that go into the preparation of walls before applying paint. Minor/major repairs and complete surface sanding is essential to ensure a quality finished product.
Drywall compound, 4” and 8” drywall taping trowels, 80-220 grit sandpapers, 12” radial sanders, drills and assorted bits.

4. Prepping and painting trim
Before applying any paint to the walls LC Painters likes to complete trim and doors first. For repaints, all woodwork needs to be caulked and sanded before any paint/primers applied. For renovated/new build homes, new woodwork requires more caulking and nail holes/seams to filled and sanded. These areas are often sprayed in new build and renovated homes.

5. Applying the paint
Now that all prep is completed and floors are covered, you can begin the process of painting your walls. Depending on the colour selection, 2 coats will be required to achieve full coverage. In some case (lighter colours going over darker colours) a 3rd coat may be required.
2.5 inch brushes, pole extension, 9” paint cages, 9”/13mm paint rollers, work lights and 2”/3M green painters tape

6. Clean up
Once you have successfully completed your mission of painting a home, it is now time to make sure everything is clean before moving furniture back into position. For the most part, you should only have some light clean up resulting from drywall dust.

What is paint sheen?

Paint sheen refers to how much light a paint reflects. Paints with a sheen reflect light, while paints without a sheen absorb light.

1. Paint sheens are not the same and should be used accordingly
Paint sheens are designed with specific purposes in mind. Some hide, protect and others are personal preference.

2. Ceilings
You’ll find that most ceilings in a home have a popcorn or stucco texture. This was designed to hide the builders’ imperfections after the drywall stage. This is important to know when choosing a paint sheen for a ceiling. FLAT paints are a common choice for ceilings because of its ability to hide imperfections with a streak-free finish and its cheaper price tag.

3. Frames, baseboards and doors
These are typically the most heavily used and abused areas of the home. When I first started my company 15 years ago, I always used a SEMI-GLOSS finish. However, times change and styles evolved over the years. I have noticed clients leaning more towards a PEARL/SATIN finish for the areas due to its high durability and easy cleaning. SEMI-GLOSS has a much more reflective finish than PEARL for example.

4. Walls
The most important thing to me when choosing a wall sheen is my client’s needs. Do they have small children or pets? In this case, I would suggest something more durable with some ability to clean. EGGSHELL is pretty standard for these areas. In other cases, clients don’t want as much sheen (light reflection) and in this case I will recommend a MATTE finish because it provides a soft elegant look to walls

5. Washability
Although paint products have come a long way in terms of washability, washing or wiping down EGGSHELL on walls will result in streaks left behind. FLAT paints are uncleanable due to the chalky nature of the paint and will need to be repainted as time goes on. The best option for a cleanable paint sheen would be PEARL/SATIN on trim and doors.

There are so many different paint products that are available to consumers on the market. Paint prices have skyrocketed over the last few years and picking the right product is essential. Here is a summary of some products LC Painters recommends and uses on a daily basis.

1. Eggshell finishes
Eggshell is typically used on walls and is our standard. Products can range from $30.00-$120.00 per gallon. That’s right… $120 per gallon. I would never recommend paying that for a gallon of wall paint. However, it is important to not cheap out to ensure you get a long lasting result. A lower priced paint will have a chalky feel and as a result will be very difficult to keep clean and will mark up easily. We generally use products around the $80.00-$90.00 price tag. These products are usually easier to work with, long lasting colors and better washability which results in higher quality finishes. LC Painters recommendation: Regal, Benjamin Moore.

2. Flat Finishes
Flat finishes are applied to ceilings and are usually on the cheaper end of the spectrum. There are ceiling products out there that can cost up to $100.00 per gallon but in my opinion, these are way to expensive for the performance they offer. We will typically spend around $50.00 per gallon on ceiling products. LC Painters recommendation: Promar 400, Sherwin Williams

3. Pearl/Satin Finishes
Pearl finishes are commonly applied to frames, baseboards and doors. Unlike ceiling paint, this is an appropriate paint to spend your money on. This paint and where it is used, needs to be very durable and washable. Cheaper products in this category will fade after time and can yellow as well. A higher end product will maintain its colour and will not be affected by multiple cleanings over the years. We will spend around $90.00 per gallon. LC Painters recommendation: Scuff-X, Benjamin Moore

4. Primers
Primers are a very important part of the painting process. Primers are what bond top coats to the surfaces you are applying paint to. Also, they can be used to seal water, smoke and other tough stains. There are many types and uses for primers but here some common uses we encounter on daily basis. Always prime new drywall, new drywall should never be painted prior to priming properly. Drywall primers and relatively cheap and we spend around $30.00 per gallon. LC Painters recommendation: Cover Max Sherwin Williams

Tougher stains may require a stronger primer to properly seal and hide these areas. In these cases you will need to purchase an Oil-Based primer and these can be pricey and tough to work with. You will need to use one of these primers if you notice a stain continually coming back through your top coat. We can spend up to $100.00 per gallon for these products. LC Painters Recommendation: Cover Stain, Home Depot.

However, most stucco will need to be repainted sooner due to moisture, cracking, chipping, and other signs of wear and tear on your stucco.

WOOD SIDING 3-7 YEARS

Wood surfaces are not only susceptible to changes in temperature, but they are also vulnerable to fluctuations in moisture likely caused by high humidity. This is due to the cellulose that makes up much of the wood structure. Because of the relatively unstable nature of wood, wooden siding needs to be repainted every three to seven years.

These vulnerabilities make wood prone to warping over time, negatively impacting the paint’s adhesion to the wood’s surface. To counteract the instability of wood over time, professional painters use 100% solid acrylic latex emulsion paint on wooden siding.

BRICK 15-20 YEARS

When done correctly, a professional-grade paint job on your home’s brick exterior can last between fifteen to twenty years. The reason for this longevity is that brick is highly porous, which means there is more surface area for the primer and paint to grip onto.

For a long-lasting paint job, you should paint your brick exterior with either 100% acrylic latex or elastomeric paint. Both of these paints create effective protective barriers against the elements and dig into the brick’s porous surface for a hold that can last over a decade.

3. Protection
Before any work commences, workers must identify what items need to be covered. This often involves taping/papering floors, plastic wrapping furniture/other large items and removal of window coverings, tv’s ect….
4. Work area
Having a clean and organized work area is essential to staying on task and keeping things in one place, organized daily and covered at the end of every shift. All paints and supplies are kept here and should not be in any high traffic areas.
5. Prepare for paint
Before paint products are applied to any surfaces, there are many things that have to be completed. Any repairs have to be addressed and sanded; switch plates removed from outlets. All window coverings and door handles should be removed and/or protected. A thorough radial sand to all wall surfaces to ensure a smooth finish.
6. Clean up
Once all surfaces have been prepared and top coated, all floor coverings and plastic should be removed. Drywall repairing can leave behind some dust so the floors need to be swept and vacuumed before reinstalling all hardware and closing off the room.
